Total residential sales for the month were 2,150, marking a -3.5% decrease compared to May 2025, while the Composite Benchmark Price saw a -6.2% year-over-year change.

This figure represents a change from the prior month's (April 2026) Composite Benchmark of $1,098,000 and the prior year's (May 2025) Composite Benchmark of $1,177,100. Total residential sales for May 2026 were 2,150, compared to 2,110 sales in April 2026 and 2,228 sales in May 2025. New listings in May 2026 totaled 6,115, with active listings reaching 16,917. Active listings in April 2026 were 16,236, and in May 2025, they were 17,094. The sales-to-active listings ratio for May 2026 was 13.1%. According to Greater Vancouver REALTORS®, "Analysis of the historical data suggests downward pressure on home prices occurs when the ratio dips below 12 per cent for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months."
