Every metric — from median home price and days on market to walkability scores and school ratings — is drawn from the same data sources we use across the rest of the site, so you can trust the numbers.

What data is used in the city comparisons?
Comparisons draw from three sources: live MLS® listing data (median price, days on market, active listings count), census demographics (population, median household income), and public datasets for walkability scores, transit access, and school ratings. All data is refreshed regularly as new listings and updates flow through our system.
How is cost of living calculated?
Cost of living scores are based on a composite index that weighs housing costs (median home price, average rent), transportation, groceries, and utilities relative to the national average (100). A score of 120 means living costs are 20% above average. Housing is the largest weight since it is typically the biggest household expense.
Can I compare cities in different provinces or states?
Yes. You can compare any two cities within the same site. On the Canadian site, this means any two Canadian cities regardless of province. On the San Diego site, comparisons are between Southern California communities. The tool normalizes data so cross-region comparisons are meaningful.
How often is the comparison data updated?
Listing data (prices, days on market, inventory) updates continuously as new MLS® data is synced — typically multiple times per day. Demographic and cost-of-living data is refreshed quarterly when new census or survey data becomes available. Walkability and transit scores are updated annually.
What factors are included in the market overview?
The market overview section includes: active listings count, median listing price, average days on market, median price per square foot, year-over-year price change, and overall market trend (buyer's, seller's, or balanced). These metrics give a snapshot of current supply, demand, and pricing dynamics.
